Interest rate adjustments

I want everyone to be aware that we may see interest rates drop a bit after the federal government recently took over Freddie Mac and Fannie May. Two of the largest private financing institutions available to us for home loans. Because of the not so recent mortgage industry debacle, new rules and regulations and precautions are being implemented in an attempt to rejuvenate the economy. With the government getting involved and basically guaranteeing mortgages, investors will more than likely be lining up at the door to get a piece of the action. Thus competition for loans should increase and the interest rates should decrease. There has been speculation that we may see rates in the 5.5 % range again very soon. If that is the case, you should be buying the bigger home, downsizing or increasing your real estate portfolio while the prices are lower than they have been in years.

    The New Economy

    I am not quite sure how the new economy is going to look once the government figures out how to bail out all the companies that took part in the housing debacle, but I do know one thing. You and I are going to pay for it. It is so revolting to think of how all this came about. Too many people taking advantage of too many people. Plain and simple. So many of these foreclosures are taking place because the people who were given these loans, couldnt afford them in the first place. Whos at fault the homeowner or the loan officer? In many cases, I believe that the people applying for the loan were truly not aware of what they were getting themselves into. If that was the case, then shame on the loan officer. If its not, then shame on them.

        Mortgage Fallout

        The bad news just seems to keep coming concerning the economy, the brokerage houses and the insurance companies. Right now people are thinking what else is going to happen. It is a time of uncertainty and trepidation. Most of us have never seen the economy do anything close to what it is doing right now. It is unchartered water for the big CEO's and the COO's. How did it all happen and how long is it going to last? It is certainly tough to predict how long it is going to take to recover but there are certainly some precautionary measures everyone should be taking right now. Don't live beyond your means. Establish an emergency fund. If you need to sell, price it right so it will move. Negotiate a good deal on your next purchase and last but not least, have faith that this too will pass.

          More Financial Chaos

          I just read that Lehman Bros. was now going under. It is amazing to me how many Investment Brokers who we thought were strong intelligent companies got themselves in this much trouble. Where was the common sense? Where was the responsible management team? To me, it is nothing more than complete greed that got these companies into this mess. Now we as tax payers will end up paying for all their bad decisions.

            Its time for Soccer

            I guess we have to admit that summer is officially over, due to the fact that my daughter has her first soccer game today. You know that I never like having to admit it, but with the game comes the passage of warmer weather and brighter skies. With that said though, I look forward to the beauty that this time of year brings to our area. The crisp clear days for jogging and the leaves starting to make their annual change of color. Our green mountains will soon be filled with vibrant colors of red, yellow and orange. Yes, summer is over but the beauty of Vermont continues.

              The Big Kahuna was Here

              Our Vermont Association of Realtors recently held its annual convention here in South Burlington and the President of the National Associaton of Realtors attended the event and was a guest speaker. It makes you proud that humbled when such an important figure takes the time to visit our small state to support us in our efforts to make housing available to as many people as we can. We are Realtors,and with that comes a tremendous amount of responsibility. We don't just sell homes, we are the backbone for major emotional and financial decisions that people make in their lives. Quite often it is the largest financial decision that most will ever make. I take this responsibility serious and hope to provide the kind of guidance that is unsurpassed by others in my industry.

                Happy Trails

                We just returned from our best friends wedding. It was a wonderful affair located on the water overlooking Lake Champlain and the Adirondack Mountains. The weekend was filled with all kinds of activities including a lobster bake, a bonfire, a golf tournament and laughing yoga. We had such a great time with all our friends and the bride and groom that it was sad when we all had to leave. Watching the faces of our friends getting married with their children by their sides is something that I will always remember. Some weddings were meant to be, and this is one of them. Two people incredibly in love with each other and with each others kids. We don't get to experience enough in life the kind of love that was expressed this past weekend, so I am incredibly thankful and blessed that we were able to participate in such an amazing event.

                  Techonology

                  We are so excited due to the fact that we are so close to launching our new state of the art web site. It is really amazing how much technology we rely on in today's real estate world. When i first got in the business 24 years ago, we did not have computers to transfer information. In fact we did not have fax machines until about 4 - 5 years after i got into the business. We were so excited to be able to fax our contracts from one location to the next. We couldn't believe how much time was saved. Now with computers controlling our lives the speed of information being delivered is phenomenal. As I type this out, i thank goodness that i took a typing class in high school and had to use that skill in college so it makes it easier for me to operate in today's world. Who would have thought that we needed to be so proficient at typing so long ago?

                    Labor Day

                    What a great day we had yesterday to spend with our families. We had a great time on the lake with our kids and two best friends. The wind was light and the sun was hot. It is always tough getting back to work following such a great weekend, but we do it. This weekend we participated in a memorial service for one of our friends who unexpectedley passed away in March. It was quite beautiful, but also quite sad for those of us who will miss him ona daily basis. His ashes were dropped in Lake Champlain, the place he liked the most off the point of his camp, with all of us watching. There were balloons released as the ashes were let go and we thought of Our friends spirit rising to a better place. Our deepest sympathys go out to his widow, and we were glad we could be there to help her through this tough time.

                      Fair Time

                      The Champlain Valley Fair is in town this week and typically that means that summer is coming to a close. School is back in session and the weather is soon to start being a bit cooler. I havent been to the fair this year, and most likely wont make the event due to my schedule much to my chagrin. I have always liked taking the kids to the fair, not because it offers a huge assortment of rides but because it always brings back the memories of being a kid and feeling like a kid. All the vendors, the smell of onion rings and French frys wafting through the air. All the laughter, and screams of excitement from the kids. Even on a small scale it is worth experiencing. After all, isnt that what it is all about.
